Construction Process
What happens during the first consultation?
We discuss your goals, look at the space (in person or with photos), talk through scope and budget expectations and explain the next steps. It is a conversation to see whether the project is a good fit — there is no obligation.
How do you keep homeowners updated during construction?
You have a single point of contact who shares progress, upcoming work, inspections and any decisions that need your input. We agree on the best way to communicate at the start of the project.
What happens if something unexpected is found during construction?
Older homes sometimes hide damage or outdated work behind walls. If we find something, we document it, explain your options and confirm any changes in writing before proceeding.
Project Management
Why work with one company for the whole project?
When one company manages design coordination, permits, trades and finish work, there are fewer handoffs and fewer gaps in responsibility. You have one point of contact and one team accountable for the result.
Do you manage subcontractors and trades?
Yes. As the general contractor we schedule and coordinate the trades involved in your project and oversee the work through completion.
Who orders materials and fixtures?
We coordinate material ordering and deliveries as part of the project plan. If you prefer to supply certain items, we discuss how that fits into the schedule.
Permits
Do you handle permits and inspections?
Yes. We determine what permits your project needs, coordinate applications and plan review, and schedule inspections at the right stages of construction.
Does every remodel need a permit?
Not always. Cosmetic updates often do not, while structural, plumbing, electrical, mechanical and addition work usually do. Requirements depend on the scope and the jurisdiction, and we confirm them during planning.
Why are permits important?
Permits and inspections help confirm that work meets building codes. Unpermitted work can create problems with safety, insurance and future home sales.
ADUs
Can you help me find out if an ADU is possible on my lot?
Yes. We review your property, discuss the type of ADU you are considering and walk through the zoning, utility and permit questions that affect feasibility. Final approval always depends on the city's review.
What types of ADUs do you build?
Detached ADUs, attached ADUs, garage conversions and interior conversions where allowed, as well as remodels of existing accessory units.
Does an ADU need its own utilities?
ADUs need water, sewer, power and other utilities, but whether they can share or need separate connections depends on local requirements and the site. We address this during planning.
Kitchen Remodeling
Where should I start when planning a kitchen remodel?
Start with how you use the kitchen: what works, what does not and what you want to change. From there, we can discuss layout options, priorities and a realistic scope.
Can I keep my existing layout and just update finishes?
Absolutely. Keeping the layout can simplify the project. We can also show you where small layout changes might make a meaningful difference.
Bathroom Remodeling
Is waterproofing really that important?
Yes. Proper waterproofing behind showers and around wet areas protects the structure from moisture damage. It is one of the most important parts of a bathroom remodel.
Can a small bathroom feel larger after a remodel?
Often. Layout changes, a curbless or glass-enclosed shower, better lighting and wall-mounted fixtures can make a small bathroom feel more open.
Whole Home Remodeling
Can you remodel several rooms at the same time?
Yes. Whole home and multi-room remodels are planned and sequenced together, which can reduce repeated disruption and keep finishes consistent throughout the home.
Should I upgrade plumbing and electrical during a whole home remodel?
A whole home remodel is often a practical time to address aging systems, because walls and ceilings may already be open. We evaluate the existing systems and discuss options.
Room Additions
What is involved in a room addition?
Additions typically include planning and permits, site preparation, foundation, framing, roofing, exterior finishes, systems and interior finishes, all tied into the existing home.
Can you build a second-story addition?
Second-story additions may be possible depending on the existing structure, engineering and zoning. We evaluate this with the design and engineering team.
